PLANS, DESCRIPTION: Bohemia, N.Y.-based WSM Performance Parts purchased a 9,750-square-foot warehouse in the Pines II Industrial Park for $525,000.

The price equated to $54 per square foot.

The three-year-old building, which can be subdivided into two units, features 2,500 square feet of office space. WSM Performance Parts plans to move its Bradenton office to the building from a smaller leased space.

Bob and Roberta Kolton of Michael Saunders & Co. Commercial Group represented the seller and Jeff Button of Richardson Kleiber Walter Kleiber Button Inc. represented the buyer.

“One of the nicest things about it is even though it has a condominium set up, it has a paved fenced in storage yard,” says Button. “Its office space is also as nice if not nicer than just about any office around.”

WSM Performance Parts manufactures and sells engine replacement parts.

WSM Florida Realty mortgaged the building to the former owner, Insignia Bank, for $325,000.
