Existing single-family home sales increased by 23% in the Sarasota-Bradenton metro area in July 2011 relative to the same month a year ago. The median sale price increased as well, up 2% to $160,800.
The region saw 880 home sales, compared to 714 in July 2010, according to the latest data from Florida Realtors.
The existing condo market in Cape Coral-Fort Myers also saw an increase in both volume sold and median price. Condos sold increased 14%, to 380 units in July 2011, while the median sale price increased 4% to $124,800.
In Tampa-St. Petersburg-Clearwater, sales volumes for each property type increased by 17%, with 2,673 homes and 817 condos sold. But median sale prices fell in each market segment, down 5% for homes (to $124,000) and 6% for condos ($78,400).
In Sarasota, the number of condos sold increased (up 15%, to 259) while the median sale price decreased ($125,800, down 3%). The Fort Myers existing home market saw a median sale price increase (up 14% to $106,900) but sales slowed (down 3% to 1,100 units).
