Massachusetts group buys Cielo at Bradenton Apartments

BUYER: Alcurt Bradenton LLC (principals: Alan, Sarah and Dean Curtis), Agawam, Mass.


SELLER: Cielo Apartments LLC


PROPERTY: 6904 W. Manatee Ave., Bradenton


PRICE: $11.93 million


PREVIOUS PRICE: $7 million, January 2011 (mortgage foreclosure)


LAW FIRM ON DEED: Carlton Fields PA, Miami


PLANS, DESCRIPTION: Agawam, Mass.-based Alcurt Realty Group Inc. purchased the 299-unit Cielo at Bradenton Apartments for $11.93 million. The price equated to $39,899 per unit.


The 17.24-acre property features a fitness center, laundry facilities, playground, pool and storage units, according to the real estate research firm the CoStar Group Inc.


The property was previously owned by Wells Fargo Bank NA, as a trustee for the mortgage securities holders. In January, Wells Fargo took the property in foreclosure from Marina 299 LLC, Larry Baum, Jordan Kavana and Chadwell Supply Inc.


Officials for the new owners and the new property management company did not return calls for comment prior to deadline.


Alcurt Realty Group's managing members Alan and Dean Curtis are officers in Agawam, Mass.-based Dean Transmission Parts.


The purchase entity Alcurt Bradenton LLC mortgaged the property to TD Bank NA for $1.2 million.
