BUYER: IREA LLC (principals: George, Marinos and Constantina Kolitsopoulos), Belleair Bluffs

SELLER: Wells Fargo NA

PROPERTY: 4100 S. Tamiami Trail, Venice

PRICE: $1 million

PREVIOUS PRICE $961,000, September 1995

LAW FIRM ON DEED: Smith Hulsey & Busey, Jacksonville

PLANS, DESCRIPTION: The Kolitsopoulos family of Belleair Bluffs purchased a 3,418-square-foot vacant bank branch for $1 million.

The price equated to $293 per square foot.

George Kolitsopoulos, a broker with Largo-based Advanced Realty Group Inc. and a manager of the group, says he has a tenant for the space. He declined to comment on the name of the future user, but confirmed that it is not a bank.

“It's in one of the best locations in Venice,” Kolitsopoulos says. “It's an outparcel to a Walmart in the Venice business district.”

The purchase entity IREA LLC mortgaged the property to Jefferson Bank of Florida for $750,000.
