Two Tampa investors buy Whaley's Shopping Center

BUYER: 533 Howard LLC (principals: Rufus Williams IV and Gregory Williams), Tampa


SELLER: Whaley's Shopping Center Ltd.


PROPERTY: 533 S. Howard Ave., Tampa


PRICE: $5.3 million


PREVIOUS PRICE: $135,000, May 1986


LAW FIRM ON DEED: Preston Cockey Jr. PA, Tampa


PLANS, DESCRIPTION: Tampa real estate investors Rufus Williams IV and Gregory Williams purchased the 20,539-square-foot Whaley's Shopping Center for $5.3 million.


The purchase price equated to $258 per square foot.


The retail strip center was fully occupied at the time of the sale and includes 1,400 square feet of storage space. Tenants in the center include Chipotle, So Ho Spa, YuFru Yogurt, GNC, Koto Sushi Steakhouse and Jimmy Johns.


The purchase entity 533 Howard LLC mortgaged the property to Lincoln National Life Insurance Co. for $3.3 million.
