New Horizons, Qoncert buy in Laurel center

BUYER: LTJ Group Holdings LLC (principal: Joseph Tortoretti) University Park


SELLER: Laurel Street Commerce Center LLC


PROPERTY: 5402 Laurel Road, Tampa


PRICE: $1.54 million


PREVIOUS PRICE: $4.5 million, June 2006


TITLE FIRM ON DEED: Tampa Title Co., Tampa


PLANS, DESCRIPTION: Two Tampa technology-focused businesses purchased 56,000 square feet of commercial condo space in the Laurel Street Commerce Center, plus two acres, for $1.54 million. The condominium space was a building shell.


The buyers, New Horizons Computer Learning Centers and Qoncert, plan to occupy 20,000 square feet of space in the building. The firms will consider selling or leasing the rest of the space.


Gregory Morgan of Morgan Realty Advisors handled the transaction.


“The economics there are awesome,” Morgan says. “It's on Highway 60, which caries 147,000 cars a day. It's near the airport and an interchange right in the heart of Westshore. ”


Qoncert, pronounced concert, is an IT firm. New Horizons Tampa teaches technology classes in Brandon, Clearwater, St. Petersburg, Bradenton, Sarasota, Fort Myers and Naples.
