PLANS, DESCRIPTION: Gary and Kimberly Otto of Belleair Beach purchased the 5,307-square-foot Aamco Transmissions & Total Car Care Center building for $725,000.
Gary Otto, who owns the auto repair shop, reached a deal with the landlord after previously leasing the building for seven years. The purchase of the building on Cortez Road, west of 26th Street West, included one-third of an acre of vacant land.
“We wanted to be more in control of our own destiny,” says Otto, who made the purchase through SunWest Holdings LLC. “This will better allow us to control our costs in the future. Our landlord also wanted to sell and he made us an attractive offer.”
Otto says he is in discussions with local businesses about developing the empty lot or expanding the existing building. He also plans to remodel the building to add more service bays.
“We are trying to integrate the construction while keeping the business open at the same time,” Otto says. “The repairs are really designed to make it look more like an auto repair facility. For almost nine years Aamco has been in the total car repair business rather than just transmission work.
An Aamco has operated out of the building since 1992.
The purchase entity SunWest Holdings LLC mortgaged the property to Florida Shores Bank — Southwest for two loans totaling $652,500.
