ADR Partners buys Luckett flex building

PROPERTY: 5061 and 5081 Luckett Road and 5924 and 5916 Enterprise Parkway, Fort Myers


PRICE: $1.71 million


PREVIOUS PRICE: $2.07 million, September 2002

PLANS, DESCRIPTION: ADR Partners Inc. purchased a 14,800-square-foot flex building and two surrounding parcels for $1.71 million.


The purchase covered 6.69 acres. The building includes 4,200 square feet of office space, eight overhead doors and a dock-high loading ramp. The building also fronts Luckett Road and Enterprise Parkway,


Gary Crouch, who leads the Fort Lauderdale-based investment firm that bought the building, declined to comment on the purchase.


The building, located in Billy Creek Commerce and Industrial Park, served as the local home of SunBelt Leasing until it was recently subleased. The building is now being subleased to drilling and construction company Layne Christensen, according to Grubb & Ellis/1st Commercial's Robert Johnston, who handled the sublease.


The purchase entity FtMyers 276 LP mortgaged the property to West Texas National Bank for $1.5 million.
