Naples investor Carlisle buys Wilson Plaza


BUYER: Carlisle/Wilson Plaza LLC (principal: Greg Carlisle), Naples


SELLER: Gulfstream Retail Investments LLC


PROPERTY: 50 Wilson Blvd., Naples


PRICE: $6.5 million


PREVIOUS PRICE: $1.77 million, June 2006


LAW FIRM ON DEED: John P. White PA, Naples


PLANS, DESCRIPTION: Naples Greg Carlisle purchased the 36,000-square-foot Wilson Plaza shopping center on Wilson Boulevard in Golden Gate Estates for $6.5 million.


The purchase price equated to $181 per square foot of building space.


The two-building center was 65% occupied at the time of the sale. Tenants include Farmer Jacks Market, the Collier County Tax Collector, Fayard Hardware, Almost Wild and Sunshine Pharmacy.


“I thought there was a lot of untapped potential in that area,” Carlisle says. “There is nothing within three miles servicing that area.”


Carlisle's company, Carlisle Capital Ventures, plans to work with many of the existing tenants to expand their footprint in the center.


“The tenants in the plaza are for the most part very good operators that need some additional space,” Carlisle says.


Carlisle is also exploring attracting an auto parts supplier or a family-oriented sports bar/restaurant.
