OMG Realty buys Wachovia branch


BUYER: OMG Realty LLC (principal: Ralph Garramone), Fort Myers


SELLER: Wachovia Bank NA successor by merger to SouthTrust Bank NA


PROPERTY: 12998 S. Cleveland Ave., Fort Myers


PRICE: $1.3 million


PREVIOUS PRICE: $1.03 million, October 1991


LAW FIRM ON DEED: Rogers Towers PA, Jacksonville


PLANS, DESCRIPTION: OMG Realty LLC, an entity managed by Fort Myers plastic surgeon Ralph Garramone, purchased a former 10,020-square-foot Wachovia bank branch at the northwest corner of Cleveland Avenue and Big Pine Way for $1.3 million.


The purchase price equated to $130 per square foot. The building was originally built in 1984 and occupies a 1.36-acre parcel.


The purchase entity OMG Realty LLC mortgaged the property to Ironstone Bank for $1.06 million.
