PLANS, DESCRIPTION: Scottsdale, Ariz.-based Healthcare Trust of America Inc. purchased two adjacent medical buildings in Temple Terrace.


Healthcare Trust, a public real estate investment trust, purchased the 82,140-square-foot Florida Orthopedic Institute building for $17.39 million and the nearby 16,660-square-foot Florida Orthopedic Institute Surgery Center for $5.88 million.


The price equated to $212 per square foot for the larger building and $353 per square foot for the smaller surgery center.


The seven-year-old Florida Orthopedic Institute building was purchased as part of a nine-building, Class-A, medical-office portfolio from Albany, N.Y.-based Columbia Development Cos. Healthcare Trust purchased the 960,000-square-foot portfolio for $196.65 million.


A Healthcare Trust spokesperson says the company purchased the surgery center primarily because of its location near the Florida Orthopedic Institute building. The trust plans to use its own management firm to oversee the nine-year-old building.


Healthcare Trust of America has acquired $412.3 million in medical office and health care-related assets since Jan. 1. The REIT's total portfolio covers 9.3 million square feet and includes 191 medical office buildings, six hospitals, nine skilled nursing and assisted living facilities and five other office buildings in 24 states.
