BUYER: Hope Hospice and Community Services Inc. (principals: Samira Beckwith, Jill Lampley, Dick Ackert, Tim Halverson, Charles Idelson and Alexander Robinson), Fort Myers

SELLER: HCB Real Holdings LLC

PROPERTY: north of Six Mile Cypress Parkway west of Plantation Road and east of Metro Parkway, Fort Myers

PRICE: $7.56 million

PREVIOUS PRICE: $3.58 million, April 2005

LAW FIRM ON DEED: Henderson Franklin Starnes & Holt PA, Fort Myers

PLANS, DESCRIPTION: Fort Myers-based Hope Hospice and Community Services Inc. purchased 46.35 acres for $7.56 million.

The price equated to $163,107 per acre.

The nonprofit, which provides services to patients and their families in nine counties, including Charlotte, Collier and Lee, is formulating plans for the property, says President and CEO Samira Beckwith. Hospice officials are also putting together a fundraising campaign to help pay for the purchase and any future development for the vacant land, which borders Six Mile Cypress Parkway.

“What really pleases us with this particular piece was its location and access for patient families and staff,” Beckwith says. “It's close to Gulf Coast Hospital and doctors' offices. We've been looking for land around Gulf Coast Hospital for years. During the bubble we were priced out of the market.”

The regional decline in land prices has been especially beneficial to Hope Hospice. Late last year, for example, it purchased 10 acres on Savona Parkway in Cape Coral for $1.5 million to build a hospice facility.

Gary Tasman of Commercial Property Southwest Florida LLC, a Cushman and Wakefield alliance member, represented the seller. Mike Doyle of LandQwest Commercial represented the buyer.
