BUYER: Fuma Group LLC (principal: Natalia Sprenger), Sarasota

SELLER: Hunter Street River View LLC

PROPERTY: 329 Central Ave., Sarasota

PRICE: $615,000

PREVIOUS PRICE: $1.53 million, October 2004

LAW FIRM ON DEED: Tucker & Pretschner PA, Sarasota

PLANS, DESCRIPTION: Natalia Sprenger purchased an 8,112-square-foot office building in the Rosemary District for $615,000. The price equated to $76 per square foot.

Sprenger plans to relocate her business, Sarasota-based National Hair Center, into a portion of the building, which is just outside downtown Sarasota. National Hair Center, which distributes specialized hair extensions, currently leases 2,300 square feet on Main Street.

“We really don't need the Main Street traffic,” says Sprenger. “We got some business from it but not enough to pay the premium. We have also outgrown the space. I'll be paying less on the mortgage than I was leasing.”

National Hair Center will occupy 5,500 square feet in the Central Avenue building. BMK Architects will continue to lease 2,606 square feet in the building.

Craig Wilkes of Andrew & Associates represented the buyer and Ian Black with Ian Black Real Estate represented the seller.

The ownership entity Fuma Group LLC mortgaged the property to SunTrust Bank for $492,000.
