Troy, Mich.-based Next Properties Inc. filed a site plan to build a 3,590-square-foot McDonald's at 4269 Tamiami Trail in Venice, just west of Woodmere Park Boulevard. The McDonald's would replace a 2,780-square-foot Arby's and will join four other fast-food locations in the same area.

Troy-based Industrial Piping Systems owner James Allen owns Next Properties, along with Jeff Allen and Douglas Blunden of Rochester, Mich.

The company has hired Adams Engineering of Wesley Chapel for the approvals process. Construction is expected to start in the summer.
