IXT Systems owner buys Clearwater Mattress facilities

SELLER: Mel Jones Properties Inc. fka Custom Craft Mattresses Inc.

PRICE: $1.25 million

TITLE FIRM ON DEED: Fidelity National Title Insurance Co., Tampa


PLANS, DESCRIPTION: Pro Peke Power LLC, led by John Strauser, owner of Pinellas Park-based karaoke distributor IXT Systems, purchased the former Clearwater Mattress manufacturing and warehouse/distribution center for $1.25 million.


The 2.51-acre property, at the corner of Baskin Crossing Road and Pinellas Trail, features three buildings totaling 55,735 square feet.


The purchase price equated to $22 per square foot of building space.


Elliott Ross and Dennis Bush of The Ross Realty Group Inc. represented the seller, Mel Jones.


“Clearwater Mattress used to operate out of the 30,905-square-foot building. [It] used the 16,830-square-foot foot building for sowing and assembly and the 8,000-square-foot one for returns,” Bush says. “The new owner plans to locate his distribution, shipping and returns business in the big building and has a friend to take the smallest building. We are looking to lease the 16,000-square-foot building.


Mattress Giant acquired the 21-store Clearwater Mattress in early 2008.


Located just north of Ulmerton Road, the development features several overhead doors with dock-high loading and 20-foot high ceilings.
