PLANS, DESCRIPTION: Ashton Woods Homes, a subsidiary of Toronto-based Great Gulf Group of Cos., purchased 34 home sites in Citrus Park Place, on Gunn Highway north of the Citrus Park Mall in Tampa, for a total of $1.06 million. The purchase price equated to $31,271 per lot. The national homebuilder plans to start construction on a 2,506-square-foot, four-bedroom model home soon for an opening in November. Home presales are scheduled to start in September.
The homebuilder was attracted to the property because of the uniqueness of the Carrollwood-Citrus Park area and the lack of new homes and developable vacant land, according to Michael Roche, vice president of sales and marketing for Ashton Woods Homes' Tampa Bay region.
“This is a great little pocket niche,” Roche says. “There is not a lot of competition. There are 100s of vacant lots just about everywhere, but there just isn't a lot of raw land out here. It should weather the [residential real estate] storm pretty good. We're looking at delivery in about six months.”
