Collier buys Bayshore Gateway property

PROPERTY: 1936 Davis Blvd. and 1991 Tamiami Trail East, Naples
PRICE: $6.39 million
PREVIOUS PRICE: $1 million and $2.92, November 2005

PLANS, DESCRIPTION: The Collier County Community Redevelopment Agency purchased about five acres with three buildings on Davis Boulevard and U.S. 41 in the Bayshore Gateway Triangle for $6.39 million. The property currently includes Budget Truck Rental, Southern Cycles Inc. and a paint and auto body shop.

“We're trying to assemble properties and provide incentives for future builders to redevelop the site,” says David Jackson, executive director of the Bayshore Gateway Triangle CRA. “These properties are zoned commercial but there's a zoning overlay there to allow for mixed-use. It's a stones throw from the bay.”

In 1999, Collier County government did a blight study, which found that the 14-acres site between Davis Boulevard and Tamiami Trail had a high potential to be a catalyst site for redevelopment.

The CRA plans to offer developers already assembled parcels and potential impact fee, property tax and transportation improvement incentives for redevelopment.

The CRA hopes to have more than 10 acres before issuing a request for proposal, but will consider developer proposals now. The CRA will allow current tenants to continue to operate from the property for the near term.
