Fort Myers' Fiber Solutions buys new headquarters

BUYER: RFJ Holdings LLC (principals: Rodney LaVoie, Frank Mambucca, Joshua Lippert), Fort Myers

SELLER: Morgan Stanley 2004-IQ8 Metrovest LL

PROPERTY: 12120 Metro Parkway, Fort Myers

PRICE: $900,000

PREVIOUS PRICE: $425,000, June 1999

LAW FIRM ON DEED: Ruden McClosky Smith Schuster & Russell PA, Orlando

PLANS, DESCRIPTION: The owners of Fort Myers-based communications contractor Fiber Solutions, purchased the 20,000-square-foot former Metro Plumbing flex building on Metro Parkway north of Crystal Drive for $900,000. The purchase equated to $45 per square foot of total building space.

The two-story building features 4,000 square feet of office space on each level. The remainder of the building is devoted to warehouse space.

The tilt-up concrete building will be the new corporate headquarters for Fiber Solutions and replaces a 6,500-square-foot leased location at 12771 Metro Parkway, Suite 7.

“We've been in this building on Metro Parkway for 10 years,” says Rodney A. LaVoie, president of Fiber Solutions. “Our lease was up in January. We knew we wanted to stay on Metro, which is pretty centrally located to our biggest clients — Lee County, Chico's and Lee Memorial.”

LaVoie says at first he figured he could not afford the property: “I feel like in any regular economy this building would have been out of our reach financially. It was a bank-owned foreclosure.”

After some minor improvements, the company is scheduled to move in this December.

LaVoie says the significantly larger building will allow the company to buy products in much larger quantities in order to qualify for bigger discounts.

Fiber Solutions is primarily a structured data-cabling contractor, but it also provides security, telephony and networking equipment and installation.

The purchase entity RFJ Holdings LLC mortgaged the property to SunTrust Bank for $730,000.

Paul Sands of VIP Commercial represented the buyer, and Gary Tasman and Shawn Stoneburner of Commercial Property Southwest Florida LLC, a Cushman & Wakefield affiliate office represented the seller.
