PLANS, DESCRIPTION: Diversified Yacht Services, a Fort Myers-based yacht service company affiliated with the Springfield, Ill. I.T. company Levi Ray & Shoup Inc., purchased 2.5 acres of waterfront property near the Fort Myers Beach Bridge for $6.06 million. The purchase equated to an average of $2.42 million per acre. The property included seven cottages, a duplex, an old boat warehouse, marina and restaurant building.

“We bought this waterfront property to expand the business,” says Ryan Levi. The company is currently putting together its plans for the site, he says.

The 20-person Diversified Yacht Services, which performs cosmetic and mechanical work on luxury yachts, currently occupies four office suites at 2420 Concorde Drive, Suite 7.

LB Anderson companies buy two large residential properties

PLANS, DESCRIPTION: Three limited liability companies led by North Barrington, Ill.-based LB Anderson purchased two prominent properties in Fort Myers for a total of $7.5 million.

The entities Westwood Sienna Florida LLC and Charles Canal LLC purchased 256 acres on the Winkler Road Extension in Fort Myers for $5 million. The community, known as Westwood, is fully entitled and zoned for 1,012 residential units. Half of the community already has infrastructure in place.

Oak Creek Bayshore Florida LLC purchased 309 acres of vacant land off Bayshore Road in North Fort Myers for $2.5 million. That property is entitled for 720 single-family units.

Randy Thibaut and William Rollins of Land Solutions Inc. handled the transactions.

The seller, RC Properties XI LLC, is a sub-company of residential real estate financier Residential Capital LLC better known as ResCap, which foreclosed on the two properties.

The purchase price equates to an average of $4,330 per entitled unit or $13,274 per acre.

“Price-wise this is the bottom,” Thibaut says. “Five million [dollars] for 1,012 units or even by the acre it was a great bargain. Prices like this go back to the mid '80s. For the buyer this was a long-term buy and hold. The buyer also needed a place for 1031 [tax exchange] money.”

Opera Naples buys space in Linwood Avenue building

PLANS, DESCRIPTION: Opera Naples Inc. purchased 10,000 square feet of space, 25 units, in a 29-unit commercial condominium building at 2408 Linwood Ave. near Francis Avenue for $830,000. The purchase price equates to an average of $83 per square foot of commercial space.

The seller, TIB Bank, donated $330,000 toward the purchase and reportedly provided favorable financing terms for an additional $400,000. Another $200,000 was secured through short-term private loans.

The Opera Naples plans to renovate the property for use as administrative offices, conference rooms, rehearsal space with seating for 100, set-construction shop, costume shop, classrooms and storage. The new facility is expected to significantly lower the Opera Naples' rental costs for performance space.

“The building we purchased will never be an opera house,” Steffanie Pearce, founding director of Opera Naples, said in a press release. “It's our administration, it's our workshop, it's a place where our educational programs can thrive, it's our rehearsal space, it will have a small venue for children's programs and experimental theater, but it's not where we're going to be doing grand opera. For Opera Naples, what is important is that we now have a home. ”

The property is in the Davis Boulevard, U.S. 41 and Airport-Pulling Road Gateway Triangle currently being redeveloped by the Collier County Community Redevelopment Agency.

• Evangelistic Works Inc. sold a 5,598-square-foot former Perkins Restaurant building at 4921 Palm Beach Blvd, Fort Myers to INZ Holdings LLC for $402,500. Chuck Smith with Grubb & Ellis | 1st Commercial handled the deal.

• Three commercial real estate appraisers have opened a new appraisal firm in Naples. RKL Appraisal and Consulting PLC is owned and operated by Rachel M. Zucchi, K.C. Lowry and Louis C. Bobbitt. The new firm is unique in that all the facets of the appraisal process from research, to analysis, to report writing are performed by one of the partners, members of the Appraisal Institute.

• Central Line Properties LLC purchased a 7,925-square-foot office/warehouse building at 5581 Zip Drive, Fort Myers from Carabine Properties LLC for $470,000. Todd Holman of Woodyard & Associates, LLC and Donald R DeLuca of Fort Myers handled the transaction.
