Southwest Florida free search sites

With commercial real estate in the dumps, everyone involved is looking to find inexpensive ways to market property. For Lee County and City of Cape Coral properties there are two commercial real estate Web sites to help inform potential buyers for free.

Funded by the Cape Coral and Lee County economic development offices, the two sites, The Cape Prospector (bizcapecoralgis.com) and Lee Prospector (included in the Lee EDC's main Web site leecountybusiness.com), have similar features and were both developed by GIS Planning Inc.

The sites allow the general public to search for properties by a size range, type, address, parcel number and whether they're listed for sale or lease. But one of the biggest selling points for both Web sites is the ability for visitors to search properties from an interactive map that displays nearly every property in the region.

Once a user selects a property, the sites shows the flood zone category, zoning, future land use, area demographics (including employment, consumer expenditures and more) and in the case of Cape Coral the nearby business count. If the property is for sale or lease the sites list an overview of the property, price, listing broker and other marketing information.

“In the commercial realty world I'm not aware of anything else that's out there, which you don't have to pay for,” says Christy Vogt, business development coordinator for the Cape Coral Office of Economic Development. “If you're a broker, we just ask you to sign an agreement to have your listing on the site. There isn't even a MLS for commercial in Lee County so people have been using LoopNet, but you have to subscribe to that; it's not free.”
