LAW FIRM ON DEED: Coleman Yovanovich & Koester PA, Naples

PLANS, DESCRIPTION:
The Naples-based retirement community owner/operator of Moorings Park purchased the 11,280-square-foot Stoney's Plaza for $3.46 million.

The price equated to $306 per square foot. That figure is higher than the two-year average price per square foot for retail space ($150) in Southwest Florida, according to the CoStar Group.

The strip center and gas station is located at the southeast corner of Goodlette Road North and Golden Gate Parkway. The gas station was rebranded from a Hess into a Speedway and has roughly six years remaining on its lease.

David Stevens of Investment Properties Corp. represented the buyer, and Dan O'Berski of Trinity Commercial Group represented the seller.

Stevens says the new ownership will be working to find tenants to fill vacancies in the center.

Moorings Park is a 83-acre retirement community with 384 residential units.
