BONITA SPRINGS — New listings of existing single-family homes in the desirable Bonita Springs-Estero area rose 30% in December compared with the same month one year ago.

The area between Fort Myers and Naples has seen an influx of businesses and new residents in recent years, including the new Hertz corporate headquarters. The inventory of homes for sale has been shrinking while demand has risen.

Realtors say the inventory levels typically rise this time of year in preparation for the influx of buyers during the busy winter season. “As predicted for this time of year, inventory levels are increasing,” says Michael Burke, president of the Bonita Springs-Estero Association of Realtors and team leader of Keller Williams Elite Realty in Bonita Springs.

Sellers have been encouraged by rising prices, too. The average sale price of an existing single-family home rose 3.3% in December to $432,212 compared with the same period one year ago, the association reported.

Condo prices have been rising as well. The average sales price of an existing condo in the Bonita Springs and Estero areas rose 10% to $342,070 in December, the association reported.
