Tampa professionals buy Westshore Executive Center

PROPERTY: 5010 W. Carmen St., Tampa


PRICE: $2.9 million


PREVIOUS PRICE: $613,800, May 2005


TITLE FIRM ON DEED: Paramount Title Corp., Tampa


PLANS, DESCRIPTION: A University of South Florida mathematics professor and an orthopedic surgeon purchased the 18,086-square-foot Westshore Executive Center for $2.9 million.


The price equated to $160 per square foot.


Prominent real estate investor and USF professor Christos “Chris” Tsokos and his wife Deborah Tsokos represented the professor side of the purchase. Dr. Fanourios Ferderigos of Palm Harbor and his wife Maria Ferderigos represented the surgeon side.


The three-story office building was built in 2008 for $6.8 million.


Charles Clifton of Coldwell Bankers Commercial NRT Tampa handled the transaction, which was a short sale.


The building, which features parking on the first level and executive suites on the second, was nearly 100% occupied at the time of the sale.


“In addition to the income,” says Clifton, “some of these leases go out five years so it was very stable.”


The owners will set up a management company to handle the property.
