Skatepark owner buys Ybor building


BUYER: Ybor City Properties LLC (principal: Brian Schaefer), Tampa


SELLER: 745 Special Assets LLC


PROPERTY: 1327 E. 7th Ave., Tampa


PRICE: $825,000


PREVIOUS PRICE: $900,000, July 2005

PLANS, DESCRIPTION: Ybor City Properties LLC, led by Brian Schaefer, owner of the Skatepark of Tampa, purchased an 11,360-square-foot two-story historic building at the southwest corner of 7th Avenue and 14th Street in Ybor City for $825,000. The purchase price equated to $73 per square foot of building space.


“I live in Ybor and my business Skatepark of Tampa has been in business here for 17 years,” Schaefer says. “I had the opportunity to get a hold of the building as extension of the retail store... selling skateboards, apparel and shoes. I felt like it was a way to sustain in the high priced rental world in Ybor.”


The retail shop will be called the SPoT Skate Shop. The new ownership also plans to open a cafe with beer service on the bottom level called The Bricks and to devote the top level to office.


Schaefer hopes to take the “great bones” of the 1905s era building and renovate it as needed. The new cafe and retail shop are expected to open in early to mid-March.


The purchase entity Ybor City Properties LLC mortgaged the property to Community Bank of Manatee for $800,000.
