PLANS, DESCRIPTION: Sarasota Veterinary Emergency Hospital owner Dr. Wendy Ellis purchased a 16,249-square-foot retail center for $975,000.
The price equated to $60 per square foot.
Built in 1978, the three-unit complex previously housed PatioAmerica, Murphy Bed Sarasota and Innovative Design Solutions. A yarn store will replace Murphy Bed Sarasota and Ellis' vet hospital will fill the two-story former PatioAmerica space.
Ellis says the hospital outgrew its space across the street, in South Trail Plaza.
“We will be going from about 3,000 square feet to about 8,000,” says Ellis. “We're probably only going to build out the bottom level to start. It's about 5,000 square feet.”
Ellis says the property offered her practice a more prominent and larger location for roughly the same monthly cost as the old place. She will improve the exterior look of the building and completely renovate the interior of the former PatioAmerica suite.
She also plans to add specialties, including optomology, dermatology and veterinary dentistry.
The hospital is scheduled to occupy the space in July. Innovative Design Solutions will continue to occupy its space in the center.
The purchase entity Jackson Kai Enterprises Inc. mortgaged the property to Florida Shores Bank Southwest for two loans totaling $1.18 million.
