PRICE: $1.28 million

TITLE FIRM ON DEED: Bayshore Title Insurance Agency, Tampa


PLANS, DESCRIPTION: Tampa real estate investor Dan Pepper purchased the Amber Oaks Apartments complex for $1.28 million.


The price equated to $79,688 per unit.


The 16-unit complex was fully occupied at the time of the sale.


“It was in very good condition with no deferred maintenance,” Pepper says. “The location just can't be beat. In this area of town there is always demand for space. The demographics are showing that more and more young people that head to downtown Tampa go to Harbour Island or Davis Island.”


Pepper plans to improve the landscaping and possibly add a fountain to the courtyard.


The two-story complex features on-site laundry facilities.
