New development lands tenants

Citrus Square, a mixed-use condo and retail project just north of Main Street in downtown Sarasota, continues to defy market realities.

First came nearly $10 million in financing for the project, then came actual construction. Work on the condos was completed last year.

The project's latest coup: It has signed five independent retailers to occupy the bulk of the ground floor commercial space. The stores include a chocolate boutique, a hair salon, a coffee shop and a dry cleaners.

Mark Pierce, the Sarasota developer behind Citrus Square, says he sought out the retailers to add to the resort-style ambiance he is trying to create at Citrus Square. The stores sit below the project's 20 condos, which are priced from the mid-$200,000s to about $550,000.

Pierce says he has one more commercial space to lease out at Citrus Square, which spans about two blocks of Orange Avenue. He's seeking a high-end restaurant to fill the space.
