SELLER: 2617 Associates Ltd.
PROPERTY: 2617 W. Kennedy Blvd., Tampa
PRICE: $1 million
PREVIOUS PRICE: $250,000, September 1994
LAW FIRM ON DEED: Foley & Lardner LLP, Tampa
PLANS, DESCRIPTION: Ten Venture Holdings LLC, a company headed by B.B. Abbott managing members of the Tampa sports-management firm Jet Sports Management LLC, purchased the former Pediatrics Urgent Care 2,880-square-foot medical office building on Kennedy Boulevard west of Armenia Avenue for $1 million, equal to an average of $347 per square foot of building space. Originally constructed in 1953, the building sits on a third of an acre. Abbott plans to redevelop the property as a future restaurant.

“It was a good location on Kennedy; there's a lot of things moving out there,” Abbott says. “I liked the layout there. We haven't settled on a name yet. It's going to be an upscale sports bar restaurant with typical American cuisine. ”

Abbott has hired Tampa-based Veranda Homes to completely renovate the building. The renovation, which includes significant changes to the interior, will also alter the parking lot and exterior, although Abbott plans to retain much of the brickwork. Construction is expected to start sometime in April for a projected opening of the restaurant in September.
