Homebuilder buys 440-acre site for nearly $25 million

Pulte Homes plans a 821-home community on the site.

FORT MYERS — Pulte Homes recently acquired a 441-acre site in North Fort Myers for $24.69 million.

The site, known as Oak Creek and Chapel Creek, is at 7701 Bayshore Rd. The national homebuilder plans to develop Del Webb Oak Creek on the site, consisting of 821 homes starting at the mid $200s, according to a statement.

Pulte acquired the property from three LLCs: Oak Creek Bayshore Florida LLC, Chapel Light LLC and Light Real Estate LLC. All those entities are connected to Daniel Light, of Naples and North Barrington, Illinois, state records show.

Randy Thibaut, Justin Thibaut and William Rollins of LSI Cos. brokered the transaction, the release states.

Simultaneously, Pulte Home Co. LLC sold 28 acres of the property to Sage Communities 1 LLC for $2.28 million, the release states. Randy and Justin Thibaut brokered that deal, the release adds. Randy Thibaut, founder, owner and CEO of LSI Cos., owns Sage Communities and plans to develop an active adult rental community on the site with 184 residences.
