Existing homes in Cape Coral-Fort Myers are selling at prices 20% higher than a year ago, based on the median sale price reported by Florida Realtors this week.
The median sale price for the Fort Myers area in November was $106,300, up from $88,500 a year ago.
As prices rose, sales fell, down 13% from 1,003 closings in November 2010 to 868 closings in the same month this year.
In North Port-Bradenton-Sarasota, home sales increased 17%, from 699 closings a year ago to 816 in November of this year. Prices climbed just slightly, up from a median of $149,300 to $152,100, a 2% gain.
Tampa-St. Petersburg-Clearwater sales increased 6%, from 1,932 closings to 2,050. But prices fell from $128,000 to $120,900, a 6% decrease.
Condo prices decreased near Sarasota (down 16%, to $110,000) and Tampa Bay (4%, to $82,300), while Fort Myers condo prices are up 12% to $113,300. Volumes sold moved in the opposite direction, with more closings in Sarasota (269, +7%) and Tampa (749, +8%), but fewer in Fort Myers (216, -11%).
