Hayes buys MLK building


BUYER: Hayes Properties LLC, Nashville


SELLER: Paul Duncan


PROPERTY: 9416 E. Dr. Martin Luther King Jr. Blvd., Tampa


PRICE: $1.21 million


PREVIOUS PRICE: $1.1 million, July 2004


TITLE FIRM ON DEED: Alday-Donalson Title Agencies of America Inc., Tampa


PLANS, DESCRIPTION: Nashville-based Hayes Pipe Supply purchased three buildings, totaling 12,731 square feet, on Dr. Martin Luther King Jr. Boulevard near Clewis Avenue for $1.21 million.


The purchase price equated to $95 per square foot.


The 6.28-acre site features a warehouse building and a pre-fabricated building that were both built in 1972 and a manufactured home built in 1985. Rockdale Pipeline of Conyers, Ga. was the seller.


Hayes Pipe Supply plans to relocate its Tampa office to the property from a leased location it operates at 2005 N. 43rd St., Tampa.


Josh Tarkow in the Industrial and Flex Services Group at Grubb & Ellis|Commercial Florida represented the buyer.


“This was an off-market sale; the seller never listed the property,” Tarkow says. “It's close to the same size as their leased space. It has a lot of excess land for storage.”


Hayes, which is a water- and sewage-pipe distributor, has eight locations throughout the southeastern United States.
